David Cockerton



David is a recognised authority on international real estate. He has worked in the UK, and across Europe, the USA and the Middle East, accumulating more than 35 years’ experience in both mature and emerging markets. He covers a wide range of property matters including fund and investment management and property development, and is a specialist in real estate asset management for all asset classes. David has particular expertise in formulating and implementing real estate business, portfolio and asset strategies.

David was Global Head of Asset Management for the Royal Bank of Scotland Group for more than 10 years, leading the corporate real estate team in support of mergers and acquisitions including the takeover of NatWest. He then managed the ten-fold increase in the size of the property portfolio, including the bank’s global expansion.

Since 2007, David has been based in the Middle East as Senior Vice President with Majid Al Futtaim then Fund Manager with SinoGulf Real Estate Investments LLC managing a closed-end real estate investment and development fund.

Key projects within the Fund included:

  1. International Tower, Capital Centre, Abu Dhabi – a 41,000 sq m 26-storey commercial office tower, the first international Grade A and LEED gold accredited office building to be built on Abu Dhabi main island.
  2. Capital House, Capital Centre, Abu Dhabi – a 22-storey residential tower comprising 332 one and two bedroom apartments.

While Fund Manager, SinoGulf secured both the World Finance Best GCC Fund Management Company Award 2010 and the Big Projects Middle East Developer of the Year Award 2013.

David now runs his own consultancy business (Hyperion Consulting) providing advice to both private sector and Government real estate businesses in the UAE and UK focussing on business, asset and portfolio strategy.

David has extensive expertise and experience in managing and developing businesses including P&L responsibility, (re)structuring business operations, business turnarounds, global & regional management and business development. He has particular expertise in formulating and implementing business, portfolio and asset strategies including portfolio restructuring and rationalisation as well as managing both major transactions and capital expenditure projects & programmes.

David has been a Member of the Royal Institution of Chartered Surveyors (RICS) for over 35 years (a Fellow since 1996). David is immediate Past Chairman of the RICS UAE National Association (2010-2013) and continues to be a Board Member on the RICS Middle East & Africa Market Advisory Panel (2015-Current). David is also a Board Member on the RICS Global Education & Standards Board (2016-Current) having been a Board Member on the RICS MENA Education & Standards Board for 6 years (2009-2015) and the RICS Global Knowledge Board for 3 years (2009-2012).

David is a Founding Member of the RICS Middle East Education & Training Faculty (2015- Current) where he follows his passion for developing professional and ethical standards through education, qualification, training and personal development.

David is also a Visiting Lecturer at Heriot Watt University delivering key courses for the MSc Real Estate Investment & Finance and MSc Real Estate Management & Development Programmes.

David is a Board Member for the Middle East Council for Offices (MECO), playing a key role in the preparation and recent launch of the MECO Best Practice Specification Guide for Offices (2014) and the RICS/MECO research paper Office Environments and Productivity in the Middle East (2016).

David has a keen interest in alternative dispute resolution and is a Member of the Chartered Institute of Arbitrators (CIArb). He is also an RICS Accredited Mediator.

David is a Fellow of both the Chartered Management Institute (CMI) and the Institute for Continuing Professional Development (InstCPD) and Honorary Advisory Board Member for the Developers & Builders Alliance (DBA).

As a senior industry figure, David is a frequent speaker, panelist and moderator at conferences, seminars and networking events, a member of a number of industry awards judging panels and contributes regularly to various market journals and publications. He also provides peer and technical reviews of articles and papers.
